3 Common Energy Efficient Window Treatments

Energy-efficient window treatments can help provide effective insulation that maximize or minimize heat gain as needed.  In this post we'll discuss 3 common energy efficient window treatments, including: awnings, shades and draperies.

Awnings
Window awnings can reduce solar heat gain in the summer by up to 65% on south-facing windows and 77% on west-facing windows. You can use an awning to shade one window or have an awning custom-made to shade the entire side of your house.
Awnings require ventilation to keep hot air from becoming trapped around the window. Grommets (eyelets) or other openings along the tops and sides of an awning can provide ventilation. The awning may also open to the sides or top to vent hot air. Source: Energy

Shades
The DOE considers window shades the simplest and most effective way to save energy with window treatments. Proper installment is key. Mounting shades as close to the glass as possible and right up against the adjacent wall creates a tight seal that minimizes both heat gain and loss. Shades with dual layers of fabric — a light color on one side and a darker color on the other— add more functionality. Try reversing the shades based on the season; the light color will reflect heat in summer, while the dark color will absorb heat during winter. Source: Houzz

Draperies
Like shades and shutters, draperies are only efficient when they're closed. However, if they're used in conjunction with another window covering, such as a honeycomb shade or a wood blind, you can let sun in during daylight hours and effectively shut out colder air at night. When fully closed, the R-values of thermally lined drapes range from R-3 to R-5, depending on the type of fabric and the thickness of the lining and interlining.
To maximize energy efficiency, Korby recommends floor-to-ceiling drapes that fold back against the wall. This allows the drapes to seal off the window, preventing drafts and loss of heat through convection. Source: HouseLogic

Monochrome Blanket

I’m fed up with this I really am. One minute it’s all emergency pedicures and sandals and the next day it’s back to jumpers and socks. I can’t keep up. I mean I can but it’s so boring. Can we just get this summer started?

On the other hand, we have a throw at the end of the sofa. Draped there in one of those casual yet luxurious, pointless yet decorative ways. You know the sort of thing. Truth be told it’s there to stop Enid destroying the velvet sofa but I have never, ever used it in the evenings. When people talk about the cosiness of having a throw over the end of the sofa I have looked askance. I have read their words askance. That might be the only time I have ever actually been askance about anything.

Simple Shape

Our house just isn’t that cold. It’s the 21st century. We have heating. Except, well except for recently when I banned the heating from being on because it was May and surely to God it was time to turn it off. And then it got really cold. And I was sitting on the sofa at 9 o’clock at night shivering in my little ballet slippery slipper things with just a t-shirt on. And I couldn’t be bothered to practice what I shout/preach at everyone else: “Just put more clothes on we are NOT putting the heating on.”

So I grabbed the throw. And suddenly all was well with the world. And Enid came too. Which was fine because when she’s sitting next to me on the sofa she isn’t standing by it destroying it with her claws.

I am fully converted to the throw. And, you know what? It’s cheaper than heating.

This one is by Eleanor Pritchard. It is called the 405 line blanket because that is the number of scanning lines per inch on an old analogue tv, which makes it just perfect for wrapping your toes in while you watch television. Because that sort of circular thinking appeals to me.

It’s available from the Simple Shape store for £320. It’s made in Wales and it’s reversible. It’s a forever blanket. If you don’t know this store, do have a browse, there are some very lovely things.

When I met a veteran real estate investor a few years ago, that was when I learned that's NOT about the price.  Unlike the typical real estate buyer or the so called "investor" who cares about lowballing and buying below tax assesssed and getting the property at below market value, the Veteran Real Estate Investors don't always think like that.

They think differently.  They think outside of the box.  They think about terms.  

 

 

What?  What do you mean?  Isn't it about the price?

 

That's what I thought too.   But, often veteran real estate investors are willing to pay market value or EVEN ABOVE MARKET VALUE if the terms are favorable.  

 

What do you mean if the terms are favorable?

 

What if you could get the seller to give you a mortgage at an incredibly low interest rate?  That would be called a vendor take back mortgage, a term that describes a seller giving you a mortgage so you if you can't your banks to give you money or give you a good rate, the seller would give you that mortgage and you'd be making your mortgage payments to the seller, either weekly, bi-weekly or monthly or whatever you guys agree to.

Industrial Stacking Shelves

You probably already know that here in the UK we live in the smallest houses in Europe. Two years ago a study from Cambridge University found that the average new build home was 76sqm (818 sq ft)  as opposed to 137sqm (1474 sq ft) in Denmark.

But I don’t live in a new build, I hear you say. Well nor do I, so let’s take an average figure shall we? Floor space in the average British property is 85sqm compared with 98 in the Netherlands, 88 in Ireland and 77 in Greece.

All that is just a long winded way of showing you these clever brass tables which, when stacked, turn into shelving. The point being that multi-purpose furniture is always a winner in The Mad House. This has a variety of uses – great with plants, good for kitchen stuff, handy in the sitting room for books, a glass of wine, another plant and the TV remote – you get the idea.

Keep it stacked as a display unit for most of the time and then use as small side tables when guests come round and need somewhere to put their cup of tea/fancy cocktail. Put one either side of the bed and then, when needed, bring it out into another room. Or have two either side of the bed; it’s always useful to have place to store all those books you’re never going to get round to reading. You know – the worthy literary ones that always work their way to the bottom of the pile in favour of the page turning pot boiler. I know, you’re tired. Who can concentrate that late at night? You want to be able to read three pages, turn the light out and reread two of them the next day.

So, stacking shelves a hundred and sixty nine quid, possibly more useful than you could imagine. They’re from Rockett st George.

Replacing the Current Locks
The first thing you should do when you move into a new house is to replace the current locks to your home using a vetted, inspected and qualified locksmith.
Ideally replace locks with a patented or a restricted locking system, do make sure you pick the correct lock though. Patented keys carry legal protection, preventing copies being made without providing proof of ownership, while restricted keys are unlikely to be copied due to their unusual design and unique mechanical features. This means that extra keys can't be made without your knowledge and previous owners or tenants do not still have access to your home.
In addition, when patented keys are stolen or go missing, the existing key can be deleted from a locksmith's key code database, the lock re-configured and new keys issued, ensuring that lost or stolen keys no longer work. Source: Locksmiths

Bolstering Sliding Doors
Balcony doors are great for sunshine and views, but they can pose a hazard if they are not properly secured. An unsecured sliding door can provide an intruder with a relatively untraceable and quiet entrance to your place. While it's important to always lock your balcony door when it's not in use, many sliding doors have inadequate locks and come off their tracks with just a nudge. For optimal security, make sure to arm your sliding door with an inside bar lock or a pole on the track. Moving between homes can be a very exciting time. However, you are more likely to be burgled before and after your move. Here are some security tips to consider when moving, including: replacing the current locks, bolstering sliding doors and establishing a safe haven.

Replacing the Current Locks
The first thing you should do when you move into a new house is to replace the current locks to your home using a vetted, inspected and qualified locksmith.
Ideally replace locks with a patented or a restricted locking system, do make sure you pick the correct lock though. Patented keys carry legal protection, preventing copies being made without providing proof of ownership, while restricted keys are unlikely to be copied due to their unusual design and unique mechanical features. This means that extra keys can’t be made without your knowledge and previous owners or tenants do not still have access to your home.
In addition, when patented keys are stolen or go missing, the existing key can be deleted from a locksmith’s key code database, the lock re-configured and new keys issued, ensuring that lost or stolen keys no longer work. Source: Locksmiths

Bolstering Sliding Doors
Balcony doors are great for sunshine and views, but they can pose a hazard if they are not properly secured. An unsecured sliding door can provide an intruder with a relatively untraceable and quiet entrance to your place. While it’s important to always lock your balcony door when it’s not in use, many sliding doors have inadequate locks and come off their tracks with just a nudge. For optimal security, make sure to arm your sliding door with an inside bar lock or a pole on the track. Establishing a Safe haven
Follow three basic steps in setting up a safe-haven in your home:

• Designate an internal room;
• Install a two-way communications system or telephone; and
• Furnish the safe haven with an emergency kit.

It is highly unlikely you would spend more than a few hours in a safe haven; however, the supplies listed below are suggested for your maximum safety. Your security officer can tell you more about how to select and secure your safe haven. Source: State

10 Beautiful Rooms

This must be one of the most-requested images that I see when I meet clients for my interiors consultancy madaboutyourhouse. Everyone loves this kitchen – myself included – so I'm delighted that I've finally managed to track it down and we can see a little more of it.

Now that I see another view, I'm particularly taken with the pantry at the end of the run of cupboards. We have a similar space in our kitchen but it houses the boiler and the washing machine so there is a solid wall at the end as it's not beautiful in there.

In my 3am fantasies I dream (no, not of Pitt or Clooney) but of being able to move these two mammoth pieces of equipment down to the cellar and replacing the wall with a window like this, so that I too could have a pantry. This has been a dream from long before I saw this kitchen and the fact that someone has actually done it only makes me want me it more.

As for the 3am fantasies – sad I know. Must be an age thing…

Just to round it off I thought you should see this view too. This illustrates a point that I often make to clients. Yes it's fabulous to have a large kitchen for sitting and gathering etc, but the actual kitchen bit, the working space doesn't need to be that big. That way you can have everything close to hand and both it and you can function efficiently.

Sticking with the colours but throwing in a bit of panelling. That's more of a 4am obsession for me. If I'm still awake and sliding into that middle of the night depression that there will not actually ever be a moment when it will make financial sense to rip out a working boiler and washing machine, spend thousands of pounds tanking a damp cellar and moving the plumbing so that I can create my dream pantry, I move onto wall panelling fantasies.

That, at least, feels like a more realistic way of spending money (that I don't have). After all you can buy that from B&Q and how hard can it be to stick it on a wall? Of course this then rapidly moves into the – I need to put this at the eating end of the kitchen. But there's a radiator on that wall. Why oh why didn't we put in underfloor heating when we moved in? I'm going to have to move that radiator, which is plumbing, so while I'm at it I might as well move the boiler and the washing machine and create a pantry…. this is what keeps me awake at night; inventing problems I don't have so I can worry about them instead of the ones I do have.

Seriously I'd get a lot more sleep if I just stuck to Pitt and Clooney – those two aren't nearly as complicated.

Anyway sticking with the panelling, how lovely is this? This is a fairly modern extension by the looks of it and yet this panelling really brings something to the space.

You can see the rest of the room here. It works well doesn't it, although I would be tempted to paint the kitchen cupboards under the marble island in black as well. You would only see them from certain angles so it wouldn't make the room darker but would tie the two halves together.

This kitchen below is huge but is probably the product of a sledge hammer and a couple of RSJ's so it's not something that we couldn't all achieve if we were prepared to take walls down. Anyway, never mind that, it's the panelling. Again.

This kitchen, which is also on the shootfactory, has a huge amount of storage in an unconventional manner. I love this wall of cubby holes (and have, indeed, come up with this idea for more than one of my interiors clients) and the fact that there is no overhead cupboards keeps this narrow kitchen feeling light and spacious.

These have been artistically arranged (the modern word is probably curated) but you could fill them with plates and glasses and store keep masses of stuff if you needed to.

This is the bathroom in the same house. Simple, monochrome, effective. What do you think? And for those of you keeping a tally, yes there are 11 rooms this week. That's because I wanted to show you more than one shot of some of them so I thought it was only fair to throw in a bonus. I'm nice like that. No really it was deliberate. Nothing to do with me losing count at all.

The Househunter 27/5/16

Well this is a trip down memory lane. This is a two bedroom flat in the building where I trained to be a journalist (many, many, and then some, moons ago). It’s in St Leonard’s on Sea, which is right next door to Hastings for those who don’t know their geography round there, and it’s on the market for £250,000 via The Modern House.

It’s such a cool building, which, just in case you weren’t paying attention, was designed in the 1930s to resemble the Queen Mary, a transatlantic cruise ship, and it dominates the sea front. Bombed during WWII it hasn’t always been terribly well looked after but in recent years efforts have been made to repair the restore the external appearance.

It’s fourteen stories high and was, when it was finished, the tallest residential building in the UK. This flat is on the sixth floor which is high enough to have a great view of the sea but not a total disaster if the lift breaks. It has been fully restored by the current owner to try and keep as many original features as possible.

The, slightly, bad news – from a financial point of view at least, is that the management of the building has been taken over by the residents who are working to have the exterior fully restored. This means that there is currently a service charge of £2,789.63 every six months but this is scheduled to be reduced by 25 per cent next year.

A price worth paying to live in one of the most famous buildings in the UK?

Now where? We’ve had history and beach already so what could possibly compete with that? How about a massive converted warehouse that looks like a tiny Victorian house from the outside. Yes, people, we have found the Tardis. Come…

It is, I think you’ll agree, fairly unprepossessing from the outside. But go through the front door and it opens up into a four bedroom house with huge open plan spaces and an integral double garage.

In the hall there is lots of storage for coats – surely the modern family’s eternal bugbear – as well as a utility room and cloakroom.  The hall leads to the kitchen with all that glazing while the living space (above) leads onto a paved garden. With a Sauna.

Upstairs the master bedroom has its own sitting area and there’s a huge roof terrace as well.

Sold yet? It’s served by Harlesden underground but the high speed HS2 is scheduled to stop nearby which will give fast links to London Euston and the north of England. The price, should you be interested is £2,050,000 and it’s on with The Modern House.

As for me – I’m currently rather sold on the idea of a turquoise sofa to add a splash of colour. What do you think?
