Well now this is an interesting one to start off with; it's the house my father grew up in. My mother visited him there many times while they were – shall we say "dating" – it was the sixties – and then it was sold shortly afterwards.

It was eventually bought by Sir Bernard Lovell, the scientist who created the Jodrell Bank Observatory a few miles away, and is currently owned (or being sold by) Joe Wee, whose company invented Angry Birds. And it's a toss up whether my children are more interested in Angry Birds or their Grandfather, although to be fair the latter died some 20 years ago so they never knew him.

Anyway, it's now for sale via Jackson-Stops & Staff for £2.95m. Apparently, Mr Wee carried out a lot of restoration (he bought it after Lovell's death in 2013 when it was on the market at £1.25m) including re-using many of the original flagstones, fireplaces, doors and timber. This extended to restoring the piano and billiard table which Lovell had sawn down so they didn't wobble on the floor which was wasn't quite level.

The Quinta was originally built for the Vicar of Swettenham in the early 1900s, but I imagine the panelled library, which houses Lovell's book collection and which Wee bought with the house, is probably the room that has changed least over the years and perhaps still looks the way it did when my father was living there.

Now, what do you think of this one? It's a lesson in mixing old and new, contemporary and modern. Well, if we're going to be strict it's sort of really old with quite mid-century but you get the idea. The question is do you think it works?

I have just written a feature for Homes and Antiques magazine, who are going to print an extract of Shades of Grey in few weeks time, about how well grey – which is currently viewed as a terribly modern colour – works really well with period furniture. And it's the same thing in this house.

The polished concrete floors show off the rugs brilliantly and the rough old walls look fantastic with the modern and period furniture. It's on the market with The Modern House for £1,295,000 and is a Grade II listed 17th century house that has been fully restored.

It has been highly praised by the architectural press but that doesn't mean that any of us/you would actually like to live in it. What do you think? I particularly like the bathroom and kitchen although for some reason I'm finding the doors with their modern lever handles all wrong, but that's a personal thing; I've wrecked too many clothes on those handles as I seem to get caught on them when I barrel into rooms at high speed. I should probably just slow down.I reckon it's probably quite tricky to pull of this half brick half plaster trick without it looking contrived but I'd like to have a go. What do you think?

Where are we moving to this week people? I'm torn between the ancestral pile (haha) and this old/new mash up.

Black Chalkboard Fridge

I can’t tell you how long I have been looking for one of these. I’ve seen them on Pinterest and I’ve seen DIY versions but I’ve never actually seen a proper one that you can buy. After all, who’s going to mess with painting a fridge which already cost hundreds of pounds. What if it goes wrong. What if you muck it up and need to strip it back? I don’t think so.

Perhaps Smeg have been listening to the chat out there for they have now released their black fridge that you CAN.ACTUALLY. WRITE.ON.

I want it so much. I can’t have it. But I want it. Firstly I already have a perfectly good fridge freezer. And there’s the second problem – freezer. This is a fridge with a freezer compartment and I need more than that.

So, sadly for me, this will not be joining my kitchen, where it would fit so perfectly with the decor but you, you people who are refurbing, redecorating, in need of new appliances, you can have one.

There are different causes of false alarms. In this post we'll discuss 3 of the most common causes of false alarms, including:  corrosion and damage to wiring, power problems, and outdated or old equipment.

Corrosion and Damage to Wiring

Certain areas are especially prone to corrosion. These will generally be in coastal areas, but may also include certain industrial areas.

– Look for damp patches on walls, doors, windows and their frames, near showers, kitchens and sculleries.

– Corrosion causes increased resistance on circuit wires and will be most obvious on circuits with perimeter detection devices (vibration detectors, magnetic contacts, foil, tension switches, etc.), but will also have a substantial affect on electronic devices.

– Damage to wiring may be caused by virtually anything. Visually check wires or detectors near doors and windows, in passageways and high traffic areas or where boxes and goods are stacked against walls, etc. Rats love the PVC covering on wires and will generally attack cables in ceiling spaces, cupboards and other out-of-the-way places. • Newer dual-tech glass break sensorscombine acoustic and shock-sensing technology so the sensor only goes off if the window actually breaks.

2016 Economic Forecast As It Relates To The Vancouver Real Estate Market

 

 

 

 

I just attended the company's 2016 Sales Kickoff meeting and heard the yearly economic presentation by Bryan Yu from Central 1 Credit Union.  

 

I've attached the pdf for your convenience in the link above, but I'll summarize the main points from his presentation and from his talk below:

– China economy still weak and slowly recovering (~6% growth)

– Euro economy around 1% growth

– US labour market at 5% unemployment (down from close to 10% in 2011)

– Oil prices low due to too much supply

– Cost to produce NEW Oil for Canada, around $70/barrel

– Canada's interest rate – no anticipated increase in forecast until at least mid 2017

– BC economy much better than other provinces

– BC labour market incredibly strong

– Increasing # of housing starts in the past few years, but demand is STILL more than supply, developers frantically developing to quench high demand

– Based on economic fundamentals, no bubble in sight

– Year over Year MLS HPI Benchmark Price going up 13 – 28%

– Vancouver Vacancy Rates for Condos at ~0.9%

– Real Estate works in cycles, so there will be Housing Correction in the market eventually, but it'll likely have to be a recession and will likely be in the 10 – 15% range (Historic:  20% drop during 9/11, 11% drop during 2008 financial crisis)

– Millennials still want what their baby boomer parents had, ie live in a house

– City's plans are to increase densification and detached housing stock decreasing rapidly, increase multifamily zoning

 

My personal takeaways:

– bidding wars are common now even amongst condos, and by the time a market correction happens, prices will have gone up so much that a market correction won't help in terms of affordability, 

Example:  when houses are at $1M, having a 10 – 15% housing correction after houses go up to $2M doesn't really help a majority of buyers

 

My recommendations for buyers:

Housing prices are increasing, faster rather than slower, unfortunately, it is much harder for buyers than it is for sellers.
