Don't have money to buy Vancouver real estate on your home?

Is it possible to buy homes with others?

Is it beneficial to enter into real estate joint ventures?

 

Are you finding the Vancouver real estate market too expensive?  You've probably heard of others getting into the market by partnering up with others, haven't you?  Is it risky?  What's involved?  How does it work?

The first thing when considering that option is that everything MUST BE IN WRITING!  I can't stress it enough.  When I say writing, I don't mean an email.  I mean, using a real estate lawyer that knows how to draft up real estate joint venture agreements.

 

But it's my family, surely I can trust them?

 

Get It In Writing

Regardless of the other part(ies) are, the contract is there for when things go sideways.  Everyone's smiling when there's agreement, but when there's a disagreement, in order to be fair and just, the contract is what's guaranteed and promised.  No need to say "he said that" or "she said this" or rely on someone's memory.  Having a proper Joint Venture agreement in place also prevents disagreements when 1 of the parties wants out of the deal.

The Househunter 30/9/16

Just when I thought I was all over pale grey and had definitely slid over to the dark side I see a place like this. All tall ceilings and pale grey walls and I’m completely reinspired again. This apartment is in Edinburgh and is on the market with Savills for offers over £1,200,000.

It has three bedrooms (with a dressing room for the master suite) as well as a west-facing walled garden. Now it’s a slightly odd one in terms of layout as the third bedroom (11′ by 9’8″) isn’t huge, does have its own shower room but is on the lower ground floor. The second bedroom is tucked behind the kitchen and is smaller.

But, and it’s a big but; there’s a huge sitting room next to the really big  kitchen diner and another, even bigger, drawing room by the master bedroom suite. So it’s perfect for a couple, especially if one, or possibly both, work from home. I might go and live in it when my children leave home in fact. Except we live in London so that will probably never happen. This can be my fantasy house which I can furnish with all the things Himself doesn’t want – and that will be yesterday’s birdy table, which will go next to that olive green chaise. I have a chaise that needs recovering. Clearly it needs to be green…

I love kitchens that have been put into rooms that didn’t originally have kitchens in. This is so minimal and grand it’s just perfect isn’t it. Another row of open shelves, an antique refectory table, perhaps a rug and I’m ready.

This is it from the other end. The view is clearly fabulous and there’s a marble fireplace as well. Finally the large bedroom. Now there’s the argument for having vintage furniture right there. That dark chest of drawers totally sorts this room out. A modern pale piece wouldn’t work anything like as well. They need a couple of pictures on the walls but perhaps they depersonalised for the estate agent.

What do we think? Are we going to Scotland this week? Or would you rather stay in London? Here’s one you might like – almost the same price and also with three bedrooms. How often does that happen? Fancy a look? It’s on with The Modern House for £1,265,000.

They’ve both even got pink sofas and floorboards – well parquet in Edinburgh. Anyway, it felt like they belonged together on the same page so here they are.

That’s definitely a working fireplace though and they’ve both had kitchens fitted into rooms that weren’t originally created for them.

Mind you, while this one has three bedrooms they are all of average size, rather than the gigantic suite of luxury over the border

Birdy Side Table

This just made me smile. And frankly after a really busy week which shows no sign of ending, I like the idea that a piece of furniture will make me smile. There's something about the particular angle of the feet which makes it look ready to serve. It looks ready to hand you whatever it is you want – your book, your drink, the keys to the door.

I have written before about how important I think it is that your home can make you happy and things like this birdy side table, which I know won't be to everyone's taste, are important. I won't be able to have this because Himself just won't like it. But in my secret fantasy house, it will be standing waiting at the of the sofa holding a glass of wine after a long day's work.

And I will smile at it.

Mind you, I should add, it only works if you have just this. The rest of the space needs to be grown-up and cool. There can be no fluffy cushions, or stray pineapples or whimsical light fittings. It's this or another thing. Not both. It's rare I lay down a rule but consider this one laid. It must stand alone to work.

Actually what would work, if you needed two tables, would be to have one similar but with utterly plain legs. Something like this for example, which is from Rockett St George. Now that would look good.

What do you think? I'm guessing lots of you will hate it. But perhaps some of you will be smiling. And while we're in Urban Outfitters, as this is where the birdy comes from, you should check it. Neon Art

Ever since Tracey Emin started writing rude words in neon I have wanted some in my house. Alas it's fiendishly expensive and I worried that it would be a passing fad. Like the pineapple motif (although admittedly that particular one seems to be taking a while to work its way through). I feared that we would all be filling our houses with naff neon sayings and then having to sell them on ebay as it became ubiquitous.

But that hasn't happened. Possibly because of the price. After all a tea towel with… don't say it but it begins with Keep Calm… costs nothing and you can use it for dusters when you're bored with it. Or to strangle the person who mentions it. Anyway, neon art is still cool. It was cool when Tracey started it back in 2001,  it's still cool now and I still want some. Enter Bag and Bones, a fairly new company, run by sisters Gigi and Cavanagh Foyle. Their work has started popping up in magazines and on the instagram feeds of various interior stylists and I wanted to investigate.

The problem is, it's a bit like a tattoo – what design or words do you choose. I don't have a tattoo. This is more by chance than by judgement. I never quite knew what it should say so I never got round to doing it. It's the same with the neon. Swearing? Derivative. Epigrams? Could grate after a while. Also – expensive as they're long. Shapes? Which one?

And once again I'm stifled by indecision. Although there has been progress. I have identified the single spot in the house where a piece of neon art needs to be. Over the fridge. It's a slightly hidden spot but I think that's often the key to a successful room. Put something amazing quietly in a corner. Where it's not shouting but where, when you notice it, it's an unexpected pleasure.

I hate built-in fridges. They always look like fridges with slightly awkward cupboards around them. It's like a person trying to squeeze into a coat that's too small and they're just about in but wanting to break out without splitting the seams. It's a fridge. We've all got one. You bought the best one you could afford at the time. Let it stand there and do its fridging. Stop trying to pretend it isn't there.

But they do often have an awkward space around them. Himself suggested extending the open shelves but that will lead to the built-in look. We also tried painting the wall behind it black to match the cupboards. We thought it would look amazing. I can't tell you how terrible it looked. I have no idea why. That lasted less than 24 hours. The wall is white again and the gap remains.

Then suddenly I realised. It needs a neon. Something that will add a little extra glimmer of light when the downlights are off. Something that won't shout and demand all the attention when it's turned off and won't shine in people's faces across the table. Brilliant. A piece of neon art it shall be.

But which one? I love the lips but worry that everyone will have them. So far we are stuck at cat. I'm wondering about just the enigmatic smile of the Cheshire cat – one of my favourite characters from one my favourite books. Of course Enid will think it's about her but then she thinks everything is about her.

Yesterday I made supper for the 15yo and the 13yo and called: "Tea's ready." Who should come bounding into the room first from her snooze on the sofa? Oh yes she did. The teenagers were several minutes later. A Cat smile in neon maybe. An enigmatic one? Perhaps not.
